IMPORTANT!

From close of business Wednesday, 24 September 2025, you will no longer be able to log jobs through Tapi. For the short interim period, please email any new maintenance requests to mintpm@email.propertyme.com.

During the transition period, Mint will continue to take care of any urgent repairs as defined under the Residential Tenancies Act (see section at the bottom of the page). Requests defined as non-urgent will be assessed and may be redirected to the new managers so they can manage them once the portfolio officially transfers on 29 September 2025

The new managers will be in touch to provide you with more information on how to contact them and their process shortly after 29 September 2025.

Urgent repairs

Under the Residential Tenancies Act 1997, urgent repairs in a rental property are:
  • burst water service
  • blocked or broken toilet system
  • serious roof leak
  • gas leak
  • dangerous electrical fault
  • flooding or serious flood damage
  • serious storm or fire damage
  • failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, or laundering
  • failure or breakdown of the gas, electricity or water supply
  • any fault or damage in the premises that makes the premises unsafe or insecure
  • an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
  • a serious fault in a lift or staircase
